These are the tabs every acquisition manager uses to find, underwrite, and win a deal. Work them in order and check the Dashboard first thing each morning.

Dashboard

Your home base — what needs your attention today.
  • Check it first thing each day. It flags deals going stale and tells you the next move.
  • New texts and 🔥 hot leads surface right here — a red count means someone is waiting on a reply. Tap in to answer from Communications.
  • Read the Daily Bread — a short verse and a word to start the workday right, Monday through Friday.
  • See your whole pipeline at a glance and jump straight to any deal.

Deal Analyzer

Run the numbers on a property and see if the deal works.
  • Enter the property, then set the Property Type and # of Units so the deal is filed correctly.
  • Add price, income, and expenses; set your terms — down payment, DSCR loan, seller rate.
  • Read the results: cash flow, DSCR, and the cash-offer floor. Green means it clears the firm's Buy Box.
  • Hit Save to Deal Log to track it, or Generate LOI to start an offer.
The cash-offer floor is a reference only — NOI × 10 (a 10 cap), then 60¢. Not the offer you lead with.

My Deals

Every deal you've saved, tracked through your pipeline by stage.
  • Move a deal through its stages as it progresses: Underwritten → Pending Approval → LOI Unlocked → LOI Sent → Negotiating → LOI Signed → PSA Sent → PSA Negotiating → PSA Signed.
  • Open a card to see the full deal, add Notes, jump to Communications, or generate an LOI.
  • Once it reaches PSA Signed, the Submit to Deal Portal button appears.
  • Submitting opens the closing workspace in the Portal — and the deal stays here under PSA Signed so you can still track it.
Admins and the owner see a colored name badge on each card showing whose deal it is.

Contracts & LOIs

Generate the letter of intent — with a quick admin check before it goes out.
  • From the Deal Analyzer or a deal card, hit Generate LOI and pick the type: Preferred Equity, All-Cash, 1st-Lien or 2nd-Lien Seller Finance.
  • The deal's numbers merge in automatically. Not ready? Use the exit button to go back — nothing is lost.
  • Tier 1: hit Submit for approval. The deal shows Pending Approval until an admin reviews it.
  • Once an admin approves, the LOI is unlocked — open it, Download PDF (or Copy Text), send it, and move the deal to LOI Sent.
The approval step is a fast second set of eyes so every offer that leaves SFB is clean and on-strategy.

Communications

Text, log calls, and keep every conversation on the deal it belongs to.
  • Open a deal's thread to text the seller or the listing agent right from the portal — pick who from the recipient dropdown, all on one timeline.
  • Keep each person's number current on the People on this deal strip; you can edit a number or add a new contact anytime.
  • Calls placed in your phone app are mirrored here automatically, with summaries and voicemails, so the whole history lives in one place.
  • Add an internal note (the seller never sees it) or flag a thread as a 🔥 hot lead so it rises to the top of everyone's dashboard.
Always put the seller's and agent's numbers on the deal — that's how an incoming text finds the right timeline automatically.

Deal Portal

Deals under contract — everything to get them to the closing table.
  • Deals land here once you submit a PSA Signed deal from My Deals — this is strictly the under-contract, drive-to-close list. The deal also stays in My Deals under PSA Signed.
  • Open one for the closing workspace: Closing Copilot (what's blocking), the timeline, and the trackers.
  • Set the Contract date, then Auto-fill the rest of the timeline.
  • Work each tracker to done; the Copilot flags overdue dates in red. Not actually under contract? Hit Move back to My Deals.

Calendar

Your appointments, walkthroughs, and follow-up dates in one view.
  • Add a follow-up, call-back, or walkthrough and tie it to a deal.
  • Everything syncs to the cloud, so it's on your dashboard and any device.
  • Use it to keep every seller promise you make — the follow-through is what wins deals.

Templates

Ready-made scripts for outreach, follow-up, objections, and closing.
  • Pick a category or search for what you need.
  • Read the script and fill the [brackets] with the deal details.
  • Hit Copy, then send it by call, text, or email — or paste it into a Communications thread.

  • The 3D globe plots every live deal by location, so you can see where the team is working.
  • Buy-Box breaks, stale deals, and pending approvals all surface here for the whole team.
  • New texts and 🔥 hot leads across every manager land here, so nothing waits too long.

Approvals

Review and clear the LOIs your managers submit before they go out.
  • Each Pending Approval deal shows here with its numbers and whose deal it is.
  • Read it against the Buy Box, then Approve to unlock the LOI for the manager to send — or send it back with a note.
  • Approving moves the deal to LOI Unlocked on the manager's board automatically.
A manager's request routes to their assigned admin first — set that assignment under People & Access.

Team & People & Access

Run the roster — who's on the team, their tier, and who they report to.
  • See everyone's name, email, and role. Switch a person between Acquisition Manager and Admin.
  • Assign each manager to an admin so their help requests and approvals route to the right person.
  • Deactivate someone who leaves, or send a password reset when they're locked out.
The owner's account is protected — only the owner can change the owner tier.

Investment Buy Box

The firm's underwriting standard — one box every deal is scored against.
  • Set the firm-wide minimums: DSCR, cap rate, combined LTV, cash-on-cash, debt-service ÷ NOI, and any price cap.
  • Save it once and it applies to every tier — anything off-strategy gets flagged for review.
  • Update it as the firm's appetite changes; the change reaches the whole team instantly.

Reports

Pipeline analytics across the whole team.
  • See deal counts, stages, and values by manager and over time.
  • Spot who's moving deals and where things stall.
  • Export the numbers when you need them outside the portal.
